How much are HOA dues?

    HOA dues are currently $390.00/month. Payments should be made to "Oceana East 1     HOA".

How can I pay my monthly HOA dues?

    Oceana East 1 HOA offers many options to pay your monthly dues.

        E-mailed Invoice - Each month an invoice will be e-mailed to each homeowner that has                                                 signed up for electronic notification. The e-mail contains a link to                                                 pay your monthly assessment online for free.

        Online Through the Homeowner Web Portal - You can pay your dues online with a                                                 credit card or checking account through the homeowner web portal                                                 here. Fees will apply.  

         By Mail - Monthly assessments can be mailed to:

        In Person - Payments can be dropped off at the property management office through the
                                outdoor lockbox.  The lockbox is available 24/7.

        Automatic Debit - Homeowners can sign up to have their monthly dues automatically                                             debited from their account. 

What is an assessment and what does it cover?

        The assessment or "dues" is the monthly amount due from each homeowner to cover the         operating expenses of the common areas and to provide for reserve funds for replacement         of common facilities.  Specifically, the monthly assessment covers management fees,         common area maintenance, lighting, pool, landscape, clubhouse, janitorial, fire and         safety, trash and sewer, water, basic cable, etc.

What happens if I don't pay my assessment?

        The HOA relies upon the prompt payment of monthly assessments to pay for its operating         expenses and common area maintenance. Late payments will result in a late charge being         added to your account. Pursuant to the CC&Rs, the HOA may also impose interest fees         and proceed with a lien or foreclosure of your property for nonpayment of assessments.

Can I pay over the phone?

        Mills Management Services, Inc. does not currently take payments over the phone.

When is my payment due?

        Payments are due on the 1st of the month and are considered late if they are not received         by the 15th of the month. Late payments will incur a 10% late charge.
